But with millions of people working from their homes (or wherever t<\/span><span data-contrast=\"auto\">h<\/span><span data-contrast=\"auto\">ey choose<\/span><span data-contrast=\"auto\">), what will happen to the corporate real estate market, or the retail businesses and restau<\/span><span data-contrast=\"auto\">rants that rely on in-office employees to make money?<\/span><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335559739&quot;:160,&quot;335559740&quot;:259}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Some reports have already begun to show the effects of remote work on\u00a0<\/span><span data-contrast=\"auto\">office leasing<\/span><span data-contrast=\"auto\">.\u00a0<\/span><a href=\"https:\/\/www.moodysanalytics.com\/\"><span data-contrast=\"none\">Moody\u2019s Analytics<\/span><\/a><span data-contrast=\"auto\">,\u00a0<\/span><span data-contrast=\"auto\">which provides insights into financial intelligence for clients, predicts\u00a0<\/span><span data-contrast=\"auto\">that\u00a0<\/span><span data-contrast=\"auto\">office vacancy rates will climb to over 20% in 2022, up from 16.8% in 2019.\u00a0<\/span><span data-contrast=\"auto\">Their recent survey of 248\u00a0<\/span><span data-contrast=\"auto\">chief operating officers<\/span><span data-contrast=\"auto\">\u00a0in the U.S.\u00a0<\/span><span data-contrast=\"auto\">\u201c<\/span><a href=\"https:\/\/www.mckinsey.com\/featured-insights\/future-of-work\/whats-next-for-remote-work-an-analysis-of-2000-tasks-800-jobs-and-nine-countries\"><span data-contrast=\"none\">found<\/span><\/a><span data-contrast=\"auto\">\u00a0that one-third plan to reduce office space in the coming years as leases expire.\u201d\u00a0<\/span><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335559739&quot;:160,&quot;335559740&quot;:259}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Though it feels like the coronavirus\u00a0ushered in the decreased need for physical office space, office occupancy has\u00a0<\/span><span data-contrast=\"auto\">been<\/span><span data-contrast=\"auto\">\u00a0on the decline since\u00a0<\/span><span data-contrast=\"auto\">around<\/span><span data-contrast=\"auto\">\u00a0<\/span><a href=\"https:\/\/www.regus.com\/work-us\/en-us\/revolutionising-how-to-sell-workspace\/\"><span data-contrast=\"none\">2009<\/span><\/a><span data-contrast=\"auto\">, which some believe is due to rent\u00a0<\/span><span data-contrast=\"auto\">increasing after the 2008 recession.\u00a0<\/span><span data-contrast=\"auto\">This 10+ year decline might have had a bigger impact on the real estate industry if it weren\u2019t for the fact that\u00a0<\/span><span data-contrast=\"auto\">only<\/span><span data-contrast=\"auto\">\u00a0<\/span><a href=\"https:\/\/www.planadviser.com\/commercial-real-estate-question-remote-work-continues\/\"><span data-contrast=\"none\">40%<\/span><\/a><span data-contrast=\"auto\">\u00a0of\u00a0<\/span><span data-contrast=\"auto\">real estate is made up of office space. (The other 60% is comprised of retail, apartments, and industrial real es<\/span><span data-contrast=\"auto\">tate, each making up 20%.)<\/span><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335559739&quot;:160,&quot;335559740&quot;:259}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Another point to consider is the hybrid work model, which experts believe is the most realistic option regarding remote work.
